Roof Repair Services

A Leaking Roof Doesn’t Always Need to Be Replaced

When you find a leak in your roof, it doesn’t necessarily mean that it is time to replace your roof. Roofing components often age at different rates and the failed component can often be repaired or replaced giving you more time to save for a new roof installation. Our staff is keenly aware that most people are not expecting a roof leak, and when one is found, you may not have budgeted for a full replacement right then and there.

Finding A Roof Leak

When you find a leak in your roof, it doesn’t necessarily mean that the leak is directly located in the area where it is found. Between the actual leak and where it presents are several layers of other materials that can divert rainwater in different directions and make it difficult to find the actual leak in your roof. Rainwater will always use the path of least resistance, and we specialize in finding that path and repairing your roof so that you can get more life out of it. GCC has the experience to diagnose your roof leak and repair it, saving you time and money.

While We’re Up There

When you call GCC, you can rest assured that you have chosen a premier roofing contractor, and that we have your best interest foremost in our minds. Commercial Projects

Flat Commercial Roofs

There are three main types of flat roof installation, built up roof, single-ply flat roofing, and spray on roofs. A built up roof is a system of multiple layers or membranes such as Modified Bitumen. Single ply roofing is the most common flat roofing material on the market today. It is typically installed as fully adhered/glued, or mechanically fastened. The most common types of single ply roofing are EPDM rubber roofing or TPO (thermoplastic polyolefin) roofing. Spray foam roofing is a two part insulation sprayed directly onto the roof, and then coated either with acrylic or urethane coating and a thin layer of tiny crushed stones or sand. Roof coatings are made for existing roofs and can often extend the service life of your roof by 10-15 years.

Steep Slope Commercial Roofs

These include metal, tile, slate and cedar materials. Metal roofs can be fire, wind and impact resistant and come in a variety of metal options such as, copper, stone coated steel, stainless steel, aluminum, galvanized steel and with pre-baked on finishes. The metal roofs also can be energy efficient as they are reflective, therefore saving on costs.

Tile Commercial Roofs

Roof tiles are designed mainly to keep out rain, and are most commonly made from concrete or clay. A large number of shapes (or “profiles”) of roof tiles have evolved over the years including:

Flat Tiles – The simplest type, which are laid in regular overlapping rows.

Mission or Barrel Tiles – Are semi-cylindrical tiles laid in alternating columns of convex and concave tiles. Roof tiles can be fire, impact resistant and provide natural water shedding. Tile roofs have been proven to withstand sustained winds of over 10Project Consultant

In Your Court – When you call Gotcha Covered Contracting, you will be assigned a Project Consultant. Project Consultants will be your guide for the entire process of your project. You won’t be passed around or have to figure out who to contact for what, when things are happening on your project.

Built-Up Roofing (BUR):

Built-Up Roofing has been in use for more than 170 years, and was originally referred to as “composition roofing”. In this type of roofing system, a waterproof base sheet is first applied to the cleaned and prepped roof deck. Then, multiple layers (traditionally, 3-, 4-, or 5-plies) of roof “felts” are adhered together with a bonding agent, such as asphalt or coal tar. Finally, a protective surfacing layer is applied to complete the process. As one can surmise, the more intermediary layers that get applied, the greater longevity that the roof is expected to provide.

EPDM (Ethylene Propylene Diene Monomer):

EPDM roofing systems have been in use for about 50 years and, throughout that time, they have been successfully employed as a waterproof roof covering. For those ecologically conscious folks among us, you should note that EPDM does not in any way pollute the runoff rainwater. This is clearly a benefit to the property owner who wishes to use the water runoff for gardening, personal sanitation, or hygiene purposes. EPDM offers the user ease of installation, increased durability, and versatility of design.

PVC (Polyvinyl Chloride):

PVC roofing systems have been in use for about 40 years, and they currently account for about 10% of the roof coverings in America. They are extremely durable, highly resistant to punctures, dirt, and debris. PVC systems are waterproof and they are often used in “green” roofing settings, where plants, trees, and shrubs are planted and incorporated into the roof’s “landscape”. This very flexible material allows for use on nearly any shape of roof, and it is basically maintenance-free. Due to the chemical make-up of PVC roofing systems, they are also fire-resistant and energy-efficient.

SBS-Modified (Styrene Butadiene Styrene):

SBS-modified roofing systems are highly favored in climates with greater extremes in both Summer and Winter temperatures. By adding SBS to a basic roofing sheet, the result is a product with greater pliability and flexibility. Fibreglas and polyester are just two of the materials used to reinforce SBS roofing systems, and materials such as these give the product greater elasticity which, in turn, provides for a faster “return to normal” after experiencing the aforementioned temperature extremes.

Tapered Insulation Systems:

Tapered insulation systems are designed to provide the slope that is lacking on flat roofs so that proper drainage can then occur as desired, thereby extending the life of the roofing system as a whole.

As architects, structural designers, and roofing professionals have gained greater understanding of how standing water and improper drainage can have a negative impact on both new construction and existing roofing, tapered insulation systems have truly come to the forefront in terms of their utilization and need. Many construction-related regulatory agencies now recommend or even require designated minimums for roof slopes on both new roof construction and existing roofs.

TPO (Thermoplastic Polyolefin):

Currently, one of the fastest growing products for use in commercial roofing is TPO (or, thermoplastic polyolefin). Throughout the roofing industry, TPO roofing membranes have many advantages, both in terms of installation and performance. As the world continues to focus on roofing systems that are energy-efficient, TPO roofing systems resist ultraviolet, ozone and chemical exposure levels in significant amounts.

TPO membranes are environmentally friendly, and their flexibility makes them highly durable and resistant to punctures. These membranes are usually laid across the roof, and then secured in one of three ways: “fully adhered” means that an adhesive is applied to the roof’s surface prior to the TPO being placed atop it; “mechanically attached” means that the TPO is secured to the roof’s surface using some type of screw; “ballasted” means that the TPO is laid across the roof’s surface before being weighted down with rocks, gravel, or similar materials. TPO roofing systems have been in use for over 10 years. TPO roofs are gaining in popularity for new construction and as the replacement roof of choice.

Commercial Roof Leak Repairs

Finding leaks and repairing leaks properly on a commercial property roof is almost an art. A leaking low-slope roof shows signs of leaks that can fool some roofing contractors into repairing the wrong areas. At GCC, we have the experience to find the point that water is coming in through the roof, even if it is running laterally under the membrane. Call us today for all of your commercial roofing needs and we’ll get to work for you right away.
